Clad Over or Replacement?

An area overlooked where decay and rot is setting in due to full force of the weather leading to flaky and rotten timbers. Leaky gutters are the normal tell tell signs.

What can be done, apart from painting and cutting out rotten timbers - at what cost and for how long?

There are now on the market place various dedicated companies supplying a full range of PVCu cellular based maintenance free products to replace your soffit fascias and guttering

There are generally two options - Clad Over or Replacement.

 Clad Over

Clad Over provides a Short Term Solution

Clad OverThis method is essentially a makeover and uses a thinner gauge PVCu product that is tacked on over the top of the existing fascia and soffit boards, new guttering is then fitted (sometimes old gutters are refitted). The method is somewhat cheaper in the short term both on labour and materials.

But what of the long term?
Encased fascia boards can rot from behind and so are hidden from view. You may not notice any further rot behind the boards until you see evidence of rotten materials falling into the garden.

It is perfectly ok to clad over soffit boards as these are normally made of plywood or a man made fibre board and are not normally exposed to the elements, so they are less likely to rot. We sometimes recommend this as they act as a firm ground for the new boards to be fixed to.


  
 Replacement

Replacement of your Roofline Materials

Soffits, Fascia & Guttering ReplacementWe will remove existing soffits, fascias, guttering & down pipes to the areas identified. We will report to our customer, any rot or other matters to roof timbers or tile under felts & we will check existing down pipe outlets for blockages.

White finish heavy duty PVCu cellular Fascia boards (19 mm) 10mm ship lap effect or plain soffit boards with over soffit ventilators,
Replace any rotten tile felts, cut out and splice in new timber ends to any rotten roof timbers up to 100 mm.long.
Fit and seal new guttering and down pipes (choice of colours and shapes)
Bird combs will be fitted to the top of the fascia boards / tiles if applicable
Depending on the style of existing roof tiles we will normally push back the first rows of tiles and fit a eaves protection system if required
Our expert's attention to installation detail includes replacement of rotten rafter feet, the renewal of disturbed cement on gable end edges and the replacement of rotten felt up to the first tiling battens.

Notes:
On removal of the existing roofline, should any issues become apparent that do not fall within our contact with you, ie excessive decayed timbers, damaged roof tiles, ridge tiles or loose verge tiles needing rebedding, excessive decayed under tile felts, we will identify these to you along with an additional price to carry out such works. Of course we would have no objection to you obtaining additional estimates for the works: Should you require us to cease work whilst the other works are completed then we will levy
additional charges for waiting time (our own survey does not include a full roof or internal timber survey).

Gable end roof tiles will only be fully rebedded if charged for within our contract to you.

What do the Works Involve & What does it Cost?

All works associated with the repair or replacement of Fascia Boards, Barge Boards, Soffits, Guttering and Downpipes are subject to survey so that we can inspect the property and understand your exact requirements.

Terminology:

Fascia Boards:

The boards that the gutter system is fitted to.
Barge Boards: Normally areas of timber that run up the gables of the roof, sometimes as large painted areas.
Soffits: The boards that run below the gutter system back to the host wall of the house.
Guttering: The areas that collect rain water from the roof.
Downpipes: The pipes that take the rainwater from the gutters down to the drains.

 

 


It is not possible to provide indicative prices because each property is different in it's individual set of requirements. Cost will depend on the time involved and the materials used along with access equipment if required. The cost of any access equipment will be included in your quotation.

Eurocell Building ProductsCristal normally specifies Eurocell building products although occasionally alternative supplier’s materials may be specified.

The majority of our foam profiles are co-extruded. This superior product goes through a production process which offers the advantages of a sealed cellular structure durability and better surface with no pinking or pitting.

All our products are produced in accordance with BS EN ISO 9002, with the roofline and cladding profiles BBA approved roofline systems combine other advantages including, hidden ventilation, allowing fascias and soffits, cladding and bargeboards, guttering and downpipes to breathe and so inhibits the occurrence of damp & rot.
Ventilation may be provided through the soffit or where a plain soffit is required, over the fascia board. We can supply a range of options for both situations.

Our expert's attention to installation detail includes replacement of rotten rafter feet, the renewal of cement on gable end edges and the replacement of rotten felt up to the first tiling batten. Roof void ventilation is required in order to prevent the build up of condensation with consequential damage from rot.

All homes are scaffolded using the Easy-Dec access system making assembly time short. Your brickworks will not be damaged by scaffolding or ladders as the system simply rolls up the walls. 

 

Asbestos Removal

There are many Health and Safety issues regarding roofline installation, but none more dangerous than asbestos. This isn’t just a fuss about nothing. Many thousands of people die each year in the UK from mesothelioma and asbestos-related lung conditions from past exposure to asbestos and this number is predicted to rise in the next decade.

Asbestos produces a fibrous dust that can become lodged in the lungs and can lead to Asbestosis, Fibrosis or Lung Cancer.

Asbestos was used as a building material from the 1950’s to the 1980’s and although some has been removed over the years, many thousands of tonnes remain in buildings. There are three types of asbestos, white (chrysotile), brown (amosite) and blue (crocidolite). Blue and brown are the most hazardous. Asbestos was used as fire protection and can be found in ceiling tiles, asbestos cement roof and wall sheets and loft insulations.

As a roofline installer, asbestos soffits and asbestos cement gutters and drainpipes are common places to find asbestos. When asbestos is suspected on a property there needs to be a risk assessment and method statement.

There are implications to installers for the removal, transportation and disposal of asbestos under the Control of Asbestos at Work Regulations 2002 and the Asbestos (Licensing) Regulations 1983. This covers the removal and disposal, air monitoring procedures and control measures, and includes Personal Protective Equipment. The detection, handling, removal and disposal of asbestos MUST be undertaken by approved and authorised contractors.

The regulations allow the enforcing authority to monitor any work carried out with asbestos based materials to minimise contamination of the air and landfill sites. Asbestos handled badly can cause long term health problems. As a roofline installer, making sure asbestos is handled correctly using the guidelines and regulations is vital to protect installers and homeowners. Cristal Windows has a working relationship with a licensed company to carry out these works on its behalf.
